The Wyoming Wind
We love our wide-open spaces, but they come with wind! A home’s orientation, outdoor living areas, fencing, and natural windbreaks can make a difference in how you enjoy your property.
Heating & Winter Comfort
Wyoming winters can be cold. Understanding a home’s heating system, insulation, windows, and typical utility costs is an important part of knowing what to expect.
Driveways & Road Access
That long driveway or peaceful rural road might look beautiful in the summer, but what happens when it snows? Road maintenance, snow removal, and year-round access are worth investigating.
Buying Land or Acreage
Dreaming of a little more space? Rural properties may come with additional considerations, including wells, septic systems, easements, utilities, water rights, and road maintenance.
Think Beyond the Season
A home can feel very different in January than it does in July. Consider sun exposure, snow accumulation, drainage, wind protection, and how you’ll use your outdoor spaces throughout the year.

Common Questions About Buying a Home in Wyoming
What should I ask about a rural property in Wyoming?
If you’re considering acreage or a property outside city services, there are a few extra things worth investigating. Depending on the property, I’ll want to understand the well and water information, the septic system, road access and maintenance, snow removal, easements, fencing, utilities and internet availability, water or mineral rights, outbuildings and their condition, and fire protection and emergency access. Not every property will have these considerations, but knowing what questions to ask can make a big difference, and I can help identify when another qualified professional should be involved.
What’s the difference between pre-qualification and pre-approval?
These terms are sometimes used differently by lenders, so ask your lender exactly what their process includes. A more thoroughly reviewed pre-approval can help you understand your buying position before you begin making offers. The goal isn’t simply to determine how much you can borrow. It’s to understand what works comfortably within your life and budget, which is why I suggest connecting with a trusted lender early.
What can an offer include besides the price?
An offer involves more than deciding how much you’re willing to pay. Your offer may address the purchase price, earnest money, financing, down payment, closing date, inspection provisions, appraisal requirements, seller concessions, contingencies, personal property or fixtures, and other terms specific to the transaction. Before you decide how you’d like to proceed, I’ll go over the property, current market conditions, available comparable information, and your individual situation with you.
What happens at the home inspection?
An inspection gives you an opportunity to learn more about the property’s condition. A professional home inspector may evaluate the major components and systems of the home and provide a report outlining their observations. Depending on the home, you may also consider specialized inspections or evaluations. After receiving the inspection information, I’ll review the options available to you under your purchase contract. Remember: no home is perfect. An inspection isn’t simply about creating a list of everything that’s wrong. It’s about helping you better understand the property you’re purchasing.
What happens between an accepted offer and closing?
Once you and the seller have reached an agreement, the property moves under contract, and several important pieces of the transaction begin moving at the same time. Depending on your contract and financing, the next steps may include delivering your earnest money, your lender’s loan approval and underwriting, inspections, an appraisal, and title work. Before closing, talk with your lender before making significant financial changes, such as opening new credit accounts, financing a vehicle, or changing employment. Shortly before closing, you’ll typically walk through the property again, and then closing day is when the final documents are completed. I’ll help you keep track of deadlines and understand what needs your attention.
